His focus is maximizing outcomes—achieving premium pricing in efficient timelines—while positioning assets for long-term performance. He works closely with REITs, private equity groups, family offices, and individual investors, leveraging tech-enabled analysis and AI-driven insights to enhance decision-making and uncover opportunity.
As a consultant, Bares partners with developers, lenders, and investors to bring clarity to the rapidly expanding small-bay and flex market. Through feasibility studies, site selection, repositioning strategies, and financial modeling, he helps clients evaluate demand, design considerations, costs, and leasing dynamics before capital is committed—reducing risk and improving execution.
