The 3rd build type will be one of the more expensive flex spaces which we like to call the “Premium Flex Model”. As you see in the image across, this model can come across as numerous types for asset classes, from retail, showroom, office, co-working models and light industrial. These will be on the higher end side of build cost when it comes to building small bay flex, they are generally built in areas with strong income demographics because they will command much higher rents.
These models have the capability to demand significantly higher rents and compete with high end office space and retail while offering divers ability that those asset classes struggle to offer. While these builds require heavier engineering, development and planning, they can also be the most lucrative. We do not recommend this type of build for the first time builder unless you have the right people around you to get this to the finish line as there are quite a few hurdles one can go through.
